7. Truth in Lending Act (TILA)

- • Closing Disclosure (CD) - provided at least 3 business days before closing
- • Annual Percentage Rate (APR)

These disclosures help you understand the true cost of your loan and compare offers from different lenders.
8. Real Estate Settlement Procedures Act (RESPA)
RESPA requires us to provide you with information about the real estate settlement process and protects you from certain abusive practices. Under RESPA:
- We must provide you with a Loan Estimate within 3 business days of your application
- We must provide you with a Closing Disclosure at least 3 business days before closing
- We cannot require you to use specific service providers as a condition of your loan
- We cannot accept kickbacks or referral fees from service providers
- We must provide you with a servicing disclosure if we plan to sell or transfer your loan
RESPA also gives you the right to request information about your loan servicing and to file complaints about servicing problems.
